EXECUTIVE SUMMARY

The Resort at Westmoreland is an adult-only property located on a 4-acre plot of land in beautiful Negril Jamaica. This exquisite property originally operated as the “Royale Hummingbird Resort” for 20 years but has been closed for 4 years. The resort has 19 one-bedroom/one-bath units with no kitchenettes of which, 16 are guest rooms, all with verandas overlooking the swimming pool, and jacuzzi. There is a restaurant and bar and an additional one acre of land in the back of the property to expand in the future.

OVERVIEW

Khadijah Adams, President and Managing Member of Khadijah Adams, LLC, an Arizona limited liability company, acquired the property by way of an exclusive 2-year lease with an option and first right of refusal to purchase. She took possession of the $3MM property on August 1, 2022.

Khadijah originally wanted a 5 or 6-bedroom house, but every door to purchase one had closed. Not giving up, she continued her search and literally stumbled upon this property. She negotiated a lease option to purchase to allow time to raise the funds needed to renovate, drive revenue, and then purchase.

The Resort at Westmoreland is a 9-minute walk, or a 3-minute drive to 7-Mile Beach, the renowned Rick’s Café, Rockhouse Cafe, and other famous tourist destinations in Negril with diverse offerings to visitors.

RENOVATIONS

Renovations are needed to ensure that the Resort caters to market demand and the sophisticated modern traveler seeking an experiential holiday. A full bar is available to all guests and an event area is available to rent for special occasions.

Khadijah's idea is to cosmetically renovate the property, decorate the bedrooms, verandas, and swimming pool area; and purchase equipment for the bar and kitchen. She offers daily, weekly, monthly, and permanent rental options.
